Calculation assumptions & sources

- Dutiable value is the higher of the purchase price or market value. The property value field is used for both.
- Eligible first-home buyers: homes are exempt up to $800,000, with reduced duty below $1 million. Land is exempt up to $350,000, with reduced duty below $450,000.
- Selecting a home to live in assumes you meet the owner-occupier residence conditions. First-home estimates assume all purchasers meet the relevant scheme criteria, including prior ownership, residency and construction requirements.
- Grants, foreign purchaser surcharges, pensioner, off-the-plan and other special exemptions are excluded. This calculator does not determine eligibility.
