Mortgage broking, made more human.

I’m Will Willmot, a Maroubra local and the broker behind Ignite Mortgages. Before broking, I spent 20 years in corporate sales and built a property portfolio of my own, so I’ve sat on your side of the table with the banks.

My approach is simple. I focus on uncovering what you’re trying to achieve, explain your options in plain English, and look a few steps ahead so your loan suits where you’re going, not just where you are today.

We recently used Will Willmot for our home purchase in Qld and he made the process so easy and simple, finding us the best mortgage for our needs and working with some hard conditions imposed on us with myself being self employed and with a tight settlement deadline. Highly recommend

Two weeks to solve a $1.1 million cashflow problem

  • $1.1m investment loan
  • Interest-only expiry

A fresh five-year interest-only term, with an option to extend for a further five years, at a rate 0.27% below the previous loan.

The situation

An interest-only period was ending on a $1.1 million investment loan, with no extension offered. The move to principal and interest was going to put real pressure on cashflow, and there were two weeks to find a solution.

What we did

The split facility was consolidated into one loan, then matched with a lender whose current policy supported interest-only investment lending at that size. Pricing was negotiated as part of the new facility.

~$7,000

a year back

Investor

Nothing was wrong. That’s exactly why nobody had looked.

  • Sydney east home + investment property
  • Multiple equity-release facilities

Circa $7,000 a year returned to the client, a structure their accountant could read, and additional equity ready to deploy without starting another finance application.

The situation

A strong position had gradually become an untidy one: several equity releases used for share purchases had created multiple loan accounts, statements and facilities that had never been reviewed together.

What we did

The full structure was mapped first, then taken to the existing lender. When that did not improve the position, the facilities were taken to market and consolidated around a sharper interest-only investment-lending rate. Further equity was released into an offset account for a future opportunity.

Owner-occupier turned investor

He found the property mid-refinance. We didn’t start over.

  • Refinance + equity release
  • First investment purchase during the process

The first investment property was purchased without restarting the refinance, while the remaining equity stayed positioned for a future purchase strategy.

The situation

After years of paying down the family home, the client wanted to put the available equity to work in property. The plan was still being refined when the right first investment property appeared mid-refinance.

What we did

The home was refinanced to a major lender with additional equity held in an offset account. When the property appeared, the documentation was adjusted to add a separate loan for the full purchase price and associated costs, leaving the original equity release untouched.
